The Priddy 2R River Ranch is very well located in central Clay County, on the southwest side of Henrietta. The east side of the ranch fronts the U.S. Highway 287 access road. FM 2807 and FM 2606 front the south and east boundaries in the southeast part of the ranch. Brown Road, a gravel county road, provided access to the northwest part of the ranch.

Terrain:
Overall, the terrain of the ranch ranges from level to rolling. The Little Wichita River fronts the ranch boundary in the far northwest part and meanders in an easterly direction through the north-central portion of the ranch. The river bottom is, at times, wide and includes thick stands of hardwoods. An attractive native pecan orchard is found in the western part of the ranch. Approximately 500 acres of bottomland has been reseeded to improved grasses.

South of the river, the terrain is rolling with areas of rock outcrops and several tree lined seasonal creeks and draws. Scattered to thick concentrations of mesquite are found along the south boundary. Other areas have a more open appearance. The ranch has an ongoing brush control program that has enhanced the overall carrying capacity and quality of the ranch.
North of the river, the terrain is mostly level. Duck Creek and Bennett Creek bisect the northern part of ranch. The bottoms have thick timber and excellent wildlife habitat. A 30-acre hay field is found in the northwest corner of ranch.
The turf of native grass is in excellent condition. Primary grasses include bluestem, buffalograss, side-oats grama, Indiangrass and Western wheatgrass.
The ranch is fenced and crossfenced into 14 pastures and traps. The fences are well maintained. The ranch is currently conservatively stocked with approx. 400 mother cows.
Water Features:
The ranch is improved with four wells equipped with submersible pumps. The wells provide livestock water to several drinking troughs and domestic water to the residences. Surface water features include over 30 earthen stock ponds, many of which have been cleaned out and deepened. The Little Wichita River and other creeks provided livestock water on a seasonal basis.

The 2R River Ranch is well improved. The owner's home is situated in the Little Wichita bottom in the northwest part of the ranch. This rustic, partial two-story, home is of rock construction with a metal roof. There are four bedrooms, three full baths, two half baths, kitchen, great room, den and utility room. Interior finish includes wood floors, wood siding, hand hewed beams and large rock fireplace.
The ranch manager's home is located at the headquarters, situated in the central part of the ranch. This home was constructed in 2010. It includes a rock and siding exterior with an engineered metal roof to facilitate a rainwater collection system. The interior includes three bedrooms and two baths.
Other improvements include an older brick home, shop and pens.
Remarks:
The Priddy 2R River Ranch is representative of one of the finest ranches in this area of Texas. The ranch is part of the liquidation of the Robert Priddy Estate ranches, and all proceeds go to benefit the Priddy Foundation. The ranch is very well kept and is ready to operate and enjoy. It is seldom that a ranch of this quality and size becomes available.
As an added bonus, all of the seller's owned minerals will be conveyed. It is believed that the mineral ownership includes one-third of the minerals and executive leasing rights under approximately 90% of the ranch. There is currently no production on the ranch. It is rare to find this kind of mineral conveyance in today's market.
