Located in the southern portion of Squaw Valley, these lots front one of the few private lakes to be found. In fact, the lots extend clear across the lake to the other side. The lake is about 7 acres in area, so it is more than a pond. Some of the frontage is very accessible and other portions are very steep down to the water's edge. It is very private and, as you might expect, it is a terrific refuge for wildlife with lots of ducks, geese, and raptors. One parcel is fully improved with a main building pad area, well, septic, electric, and several secondary pads. The other parcel is undeveloped but accessible from the first property. This lot has the best lake frontage. The property has great views and is very private with no close neighbors.

Negatives? The property is clean but a bit rough. It may need some work on the power panel and condition of water lines is unknown. The lake frontage needs quite a bit of cleanup but, when completed, you are going to have something pretty unique. Location is about 8 miles from the highway, so commute time is a bit longer (about 40 minutes).

This property really is a diamond in the rough. Everything has been done but it needs finishing. Once completed, you will be the owner of a unique, signature property. It certainly is well worth taking a look at. It is nicely priced and the owner will consider carrying paper. We don't get many double parcels and it's even rarer to have all of the improvements already in. Rarest of all is a property like this and on a lake, too.
