These rolling hills give way to a beautiful mix of mature pine and hardwood timber, classic Post Oak Savannah terrain, topographic range, scattered pastures, and sandy-loam soils. There are multiple improved and scattered wildlife and wetland areas, creating excellent habitat for whitetail deer, waterfowl, and native East Texas wildlife. Good FM road frontage and gentle terrain throughout much of the upland areas present outstanding potential for additional lakeside homesites, and other opportunities if desired. The road system is winding, comfortable, and extensive, with a significant gravel base in some main sections, and the areas along the road corridors have been cleared and sculpted for the best wildlife viewing and exciting UTV property tours.
WILDLIFE
Roughly 150-200 acres of floodplain and creek drainages have been strategically enhanced on the Red Barn Ranch with shallow water impoundments, levees, and water control systems to create excellent duck habitat in the heart of the Central Flyway. The area around Red Barn Ranch, hugging the southwestern shore of Lake Bob Sandlin, sits right in the heart of a main migratory route that funnels millions of ducks and geese south each winter from the prairies of Canada to the Gulf Coast. Here, the piney woods meet sprawling reservoirs, creating a haven for ducks like mallards, gadwalls, and widgeon, alongside divers such as ring-necked ducks, lesser scaup, and the occasional canvasback splashing down on bigger water. It's not the volume of coastal marshes, but what it lacks in sheer numbers, it makes up for in solitude and scenery: fewer crowds, timber-lined sloughs, and that crisp, woody air that makes every cupped wingbeat feel earned.
White-tailed deer hunting is also a prime component of the Red Barn Ranch. Multiple enclosed and top-end deer blinds are strategically placed throughout the ranch, with 6 food plot locations, and complete with feeders in place.
The range, soils, food plots, and waterfowl impoundments were all put in place by the current owner with guidance from Michael Embrey, wildlife biologist and consultant.
In addition to the substantial Lake Bob Sandlin frontage and dock access, there are more than 8 other good-sized, stocked lakes, tanks, and ponds on various hillsides and at serene locations throughout the property that provide good bass fishing and other duck hunting opportunities. There are several newer fishing docks on them as well.
IMPROVEMENTS
Multiple homes are already in place: a very comfortable main lodge overlooking Bob Sandlin to the east with 4 bedrooms/4 baths and over 1,600 sf of living area; two guest houses separate from each other on the south end of the ranch in serene settings, and two caretaker residences up north on the FM road. This offers immediate turn-key living or hospitality options -- everything you need to start living the legacy today, whether that means a family compound, a corporate retreat, a high-end hunting club, or a thoughtfully planned lakeside development.
WATER
The ranch is generously serviced by multiple water wells tapping into the Carrizo-Wilcox aquifer, which underlies much of the region, providing abundant groundwater for existing and future water wells. The three creek systems (Indian, Brushy, and Attway) wind through and across this ranch, with live water running. And there are over 8 good-sized lakes and ponds on various hillsides and at serene locations throughout the property that have good bass fishing and duck hunting opportunities.
