Elevations range from approximately 4,000 feet in the lower bottomlands to over 4,900 feet on the mountain ridgelines. Extensive brush work has been done on the northeast portion of the ranch, and this area, which comprises an estimated 4,000 acres, has been reseeded to Klein Grass, which enhances the grazing capacity of the ranch. The Klein Grass fields have been fenced into four pastures with a set of pipe pens centrally located within these fields.

With the exception of the headquarters trap, the remainder of the ranch is in one large pasture. Another large set of pipe pens are located at the headquarters trap. Overall, fences are well maintained, with some fences being in excellent condition.

In addition to the productive Klein Grass fields, the ranch offers a good variety of native grasses, which include several varieties of grama, bluestem, bristle grass, tobosa, dropseed, bush muhly, along with annual weeds and browse. Brush cover is sparse to moderate, and includes juniper, mesquite, pinon, hackberry, along with desert plants, including cholla, yucca and others.

Water:

The ranch is adequately watered by four operable wells, pipelines, water storage reservoirs and drinking troughs.

Hunting:

Native game includes mule deer, quail, dove and javelina. In recent years, elk have migrated from the Davis and Glass Mountains, which are to the west of the Red Mill, and are now fairly common throughout this area. It is not uncommon to view elk grazing in the productive Klein Grass fields.

Minerals:

The Red Mill Pasture is located in an area of scattered oil and gas production. While the ranch is listed on a surface only basis, all or portions of 7 sections of the ranch(3,733 acres, more or less) include State Classified Minerals. The minerals under these sections are owned by the State of Texas. The surface owner is appointed by the state to negotiate all mineral leases and receives 50% of all bonuses, delay rentals and royalties.

Remarks:

Three sections, approximately 1,920 acres, of the Red Mill Pasture are located just west of the operational boundary line, within the neighboring ranch; however, an equal amount, three sections of the neighboring ranch are located within the Red Mill Pasture. This trade out has been in existence for many years, and it appears this is essentially an even trade out.

The Red Mill Pasture is offered for sale at $650 per acre. This is a quality cattle ranch for the area, with the added benefit of desirable hunting, scenic views and State Classified Minerals. The ranch is located in an area that normally receives approximately 13-14 inches of rainfall and grasses in this limestone country respond well to moisture.
