Approximately half of the tract (29 acres) is currently under cultivation. The soil is sandy loam, typical for the area, and great for growing cotton and peanuts (cotton was the crop in 2020). You have the option to continue leasing the farmland to a local farmer for some supplemental income unless you plan to farm it yourself. Additionally, this land would be ideal for converting to pasture or hayfield if you want to raise some cattle, horses, or other livestock. The terrain is level to gently sloping offering any number of options to build your home. You can build along the road for ease of access or in the back for maximum privacy.

The Longleaf pines were planted in 1998. Seven of the 15 acres of planted pines were in a pine straw lease for several years but that was recently discontinued. The other eight acres are the same age but have not been managed for straw production. Both stands will need to be thinned at some point which will also generate some income. The pines were originally enrolled in a Conservation Reserve Program which has expired. A small seasonal creek meanders through the wooded (west) side of the Farm. Seasonal means it will typically be dry during the late summer and early fall months. When it flows, it empties into a larger creek south of the property. The creek bed is lined with a mix of older hardwoods and some pines. The understory varies from open and easy to walk to thick, creating good travel corridors and bedding areas for the deer.
