LOCATION: This propert is located at the south corner of C.R. 279 and C.R. 264 and on the nroth bank of the Middle Bernard Creek. It is situated about 7 miles northwest of the city of East Bernard and 10 miles east of the city of Eagle Lake. The property also has access to C.R. 260 by a recorded 25' wide easement.
SHAPE/TERRAIN: It is roughly rectangular in shape with the exception of the southeastern and southwestern boundaries which are irregular and partially follow Middle Bernard Creek. SHAPE/TERRAIN: It is roughly rectangular in shape with the exception of the southeastern and southwestern boundaries which are irregular and partially follow Middle Bernard Creek. It has generally level terrain with an elevation of about 140' above sea level. About 500 acres of the property are levelled irrigated cropland, 100 acres are improved hayfield with the remaining being native pastureland, wooded creek bottom, wetlands, field roads and canals. There are two Ducks Unlimited Wetlands project sites on the property. According to the property owner it has 241.8 acres of rice base (Farm No. 4987), produces about 600 bales of hay each year and the property is leased for hunting for between $3,500 and 4,000 per acre.
SOILS: The primary soil types are Telferner fine sandy loam (Class III - 70%), Edna fine sandy loam (Class III - 15%), Kenney loamy fine sand (8%), Edna-Cieno complex (5%) and Cieno soils (2%).
UTILITIES: Electricity and telephone are available to the property. The property is served by the Lower Colorado River Authority (LCRA) Lakeside Irrigation Canal System. Irrigation water provided via this canal system from the Colorado River is interruptible.
FLOOD PLAIN: About 35% of the property is located within the boundaries of the 100-year flood plain.
MINERALS: Surface Only. No mineral interest was considered with the property.
EASEMENTS: An 8.63 inch pipeline angles across the property.
IMPROVEMENTS: A rice irrigation well provides irrigation water to the property. The property is, also improved with two sheds in fair condition and a small set of stock pens. There are four old windmill wells on the property. One has an intact windmill in poor condition, one has a damaged windmill which is in very poor condition and two of the windmill wells have been converted to operate by solar power and have no surface windmill structures. The solar well units are owned by the tenant.
