ECOREGION: RVR is located in the ecoregion of the Edwards Plateau Woodland. It contains the central part of the Edwards Plateau and receives sufficient rainfall to support woodland. The Edwards Plateau region comprises an area of central Texas commonly known as the Texas Hill Country. It is a land of many springs, stony hills, and steep canyons. The region is home to a whole host of rare plants and animals found nowhere else on earth. Average annual rainfall ranges from 15 to 34 inches. Rainfall is highest in May or June and September. Soils of the Edwards Plateau are usually shallow with a variety of surface textures. They are underlain by limestone. Elevations range from slightly less than 100 feet to over 3,000 feet above sea level. Several river systems dissect the surface, creating a rough and well-drained landscape. The limestone of the Edward's Plateau is honeycombed with thousands of caves. Beneath the eastern edge of the Plateau lies a hidden world of underground lakes known as the Edwards Aquifer. This precious water resource also is home to a number of curious creatures, such as the blind salamander. Today, the Edwards Plateau is characterized by grasslands, juniper/oak woodlands, and plateau live oak or mesquite savannah. Open grasslands and savannahs were more common in pre-settlement times than they are today. The grasslands of Ecoregion 30a are considered a southern extension of the mixed grass prairie, expressed as tallgrass or shortgrass dependent upon soil type, moisture availability, and grazing pressure. Grasses include little bluestem, Texas wintergrass, yellow Indiangrass, white tridens, Texas cupgrass, sideoats grama, seep muhly, and common curlymesquite. WATER: The clear-flowing Pedernales River forms the northern boundary of the ranch for 5,700 feet. The rock-bottom frontage consists of riffles, shallow to medium depth holes and noisy falls, and offers the finest in swimming, floating, wading and fly fishing. Make no mistake, this is Grade A water, and this ranch boasts one of the highest ratios of waterfront/acre weve seen in a while.

Water accessibility is an important attribute of this tract of land, with a smooth, 15 mph road within 100 yards or less of the waters edge along much of the frontage. Another unusual feature is the presence of cypress and pecan trees along one particularly pretty stretch.

The annual rainfall at this location is 33.99 inches, and a nice spring flows from a trough around large cypress trees during normal years. LAND: The attractive rangeland has been totally cleared of dead cedar, leaving a savannah of mostly liveoak that has max visibility to the river from almost all locations on the ranch. This is a sleek, refined look holding a high degree of appeal, with an improved loop road providing access to the entire river frontage and most of the uplands, including multiple awesome homesites with sweeping river views.

The site rolls gently down 120 from SW to NE, and is bisected by three minor draws with no bluffs. Some nice bluff views across river are had upstream, and there are several homes across-river which are clearly visible from locations on site as well.
