The River Bottom Ranch is a 1,126.196 acre property that has just over 2 miles of frontage on the Brazos River and about 1.2 miles of frontage on paved County Road 25. The ranch is a mixture of native pasture and wooded timber. Most of the trees are old growth mossy live oak trees that tower over the various ares of denser underbrush. The ranch offers good grass for livestock grazing and an even better setting for its wide variety of wild game including numerous whitetail deer, wild hogs, coyotes, bobcats, and a variety of migratory birds including dove and ducks. The meandering path of the Brazos River forms the ranchs eastern boundary line and creates an attractive opportunity for fishing, bird watching, and duck hunting. The ranch includes one older wood frame tenant house which provides minimal contributory value. There are also two functional quonset metal shop buildings. There are several water wells and the ranch is crossed by a pipeline corridor which has served as a lucrative source of income over the years. Although the ranch is located on the Brazos River it appears to have only a narrow strip of its land area within the flood plain associated with the river. Much of the ranch is of a higher elevation with multiple excellent building and development sites along the paved county road frontage. Game is plentiful on the ranch and there has been very little hunting on the ranch over the years.
