The Northern 1/3 of the ranch consists of swaying native grasses with the occasional towering Post Oak. Soils on this part of the ranch are more conducive to grasses as its predominantly sandy loam. As you travel towards the middle and Southern portion of SFR, the elevation rises 100 and good views can be found. In addition to the views, the granite outcroppings rising out of the ground resemble images from the Badlands and are incredibly unique. Soils in this portion of the ranch are shallower but there are still pockets of loam.

Vegetation on the ranch consists of hundreds of towering Burr and Live oaks dotted throughout the property. Catclaw Acacia, persimmon, mesquite, some Tasajillo and prickly pear. This ranch has been part of a larger commercial operation for some time and care has been put into both brush control and grazing management to maximize native grass growth.

Water: Approximately 2700 of both sides of San Fernando Creek run through the property. There are 7 ponds on the ranch that range from .5-1 acre in size, approximately. For information on groundwater, the Hickory Underground Water Conservation District #1 is the local resource. More information can be found at their website.

Improvements: San Fernando Creek Ranch is entirely perimeter-fenced (low fence). There is a set of livestock pens near the middle of the ranch. The creek itself has been fenced to prevent livestock from getting in/out of the creek and accessing water gaps. A water well with electricity can be found near the creek NW quadrant of the ranch. It doesnt appear to be in operation at this time. A windmill is located near the center of the ranch near the pens and is not in operation. A well near the hunting camp on the East side of the ranch has an electric submersible pump and is operable. Another water well near the South-central property line has a solar-powered pump and pumps into a pond creating both a nice scenic spot and gathering area for wildlife and livestock.

Access: Access is via an all-weather gravel road called Hickory Grove Road. It is maintained by Mason County and runs from Highway 71 in Pontotoc, TX to Highway 29.
