The main gated entrance is on the north side of CR 1115. This area of Texas has become a very high growth area with the opening of Bois dArc Lake. The ranch is just 15 minutes from Bonham, TX making it easy to run in to town for supplies, groceries, or just grabbing something to eat.

Road/Frontage Access:

This ranch features ingress and egress from both the north and the south side of the property. The secondary gated entrance and address is 3181 FM 274, Ravenna, Fannin County, Texas with 1,300 +/- feet of frontage on the south side of this road. The main gated entrance is on the south side of the ranch on County Road 1115, with 1,200 +/- feet of frontage.

Land:

The characteristics of the land and vegetation are truly diverse. With over 180 acres of native wood land, frontage on Sandy Creek (a live water creek), 60 +/- acres of native switch grass, 170 +/- acres of farm land in production for wheat and soy beans, and 55 +/- acres in hay production, as well as a number of soft-shell pecan trees.
