INGRESS & EGRESS: The property is easily accessed off of Highway 65 via West Wheatland Road. The property is also bordered on the south by Riosa Road which is paved and county maintained. There is a gated entry off West Wheatland Road leading to the center of the property and the clubhouse area.
TOPOGRAPHY: The 623.4 acres is a private wildland habitat mitigation bank. This property consist of wide sprea d duck ponds throughout the property with good tulle cover and a surrounding woodland area. The leveled gentle rolling grass lands are covered with vernal pools throughout, which are very good for upland habitat. This property has been professionally developed into a very nice duck club.
PONDS AND FISHING: Ponds located in fields 14, 18 & 20 have excellent fishing. The ponds hold perch, crappie, largemouth bass, and catfish.
WILDLIFE EASEMENT: The easement is held in perpetuity by the Department of Fish and Game and is currently in the process of being transferred to the Wildlife Heritage Foundation. This easement protects most of the 623.4 acres from being developed or farmed. The easement allows the owners to enjoy all recreational rights associated with the property. There are two

PROXIMITY TO OTHER CLUBS: The Silvergate Ranch is located in an area with very good waterfowl hunting. The Bull Marsh Duck Club consisting of 490 acres is just across Rioso Road to the south. Bull Marsh is known for its excellent waterfowl hunting for many years.
IRRIGATION: The property has approximately 1,200 acre feet of surface water from South Sutter Irrigation District in normal years. The property also has 4 wells, 2 electric and 2 diesel. The electric wells are not connected to power. The canal water comes through Fields 28 & 29 on the southeast portion of the property. The owner says it only takes 600 acre feet to flood up the club. The wells put out approximately 1,000 to 3,000 gallons per minute. There is also one domestic well by the barn.
CLUBHOUSE AREA: There is a nice clubhouse with all the amenities and can accommodate approximately 3-4 hunters. Next to the clubhouse is a shop for the SUV's. There is also a large barn that can be used for maintenance and storage with a very nice office trailer located next to the barn.
