The S.O. Mountain Ranch is considered to be well watered. Seven total wells charge a pipeline system that runs throughout the property to water storages and drinking troughs. Three new wells have been drilled in recent months. These wells are reported at 60, 45 and 25 gallons per minute respectively.
In addition to the sub-surface water that is being utilized on the property, the ranch is additionally watered by 14 natural springs, some of which have been tied into the pipeline system on the ranch. Natural ponds and dirt tanks are scattered throughout the ranch as well.
Access:
Access to the ranch is provided by an all weather, maintained county road. This county road dead-ends at the ranch headquarters.
Hunting:
The ranch is located in New Mexico's Unit 17, famous worldwide for outstanding trophy Rocky Mountain Elk production.
Free range bulls harvested in this unit have exceeded the magical 400 Boone and Crockett point mark making this unit a very highly sought after destination for elk hunters worldwide. Other game calling the SO Mountain Ranch home are bear, lion, bobcat, fox, coyote, and numerous small game species and birds.
Livestock Grazing:
The ranch supports a great turf of palatable native grasses and there are no signs that the ranch has been overgrazed. Currently, the ranch supports approximately 500 animal units of cattle, both of deeded, state lease, BLM and forest permit. The forest permit is in two allotments, being the Muleshoe and the Gap. The Muleshoe Allotment allows year round grazing of 253 AU, and the Gap Allotment allows seasonal grazing from 11/16-5/15 of 150 AU. Combined with the adjoining deeded and state lease/BLM portions of the property, this is a great asset.
Improvements:
The ranch is considered to be very well improved, and improvements are in good functional condition. The main headquarters compound serves all of the needs of the ranch on a day to day basis as well as meeting the needs of guests and hunters in the fall.
The headquarters consists of a historic lodge, ranch manager's home, hunters quarters, metal insulated shop, storage and tack room and livestock sheds, and corrals with scales.
