Welcome to the Land Doctors’ latest listing, Stacked Rock Ranch. This 825-acre ranch is less than a mile from Highway 31, roughly 12 miles north of Coalgate, and only 120 miles from the northeastern extent of the Dallas metro.
The ranch is defined by a forested ridge that runs northwest to southeast along its long axis. North of the ridge lie 3.5 linear miles of fertile creek bottoms with beautiful pastures and extensive oak flats. South of the ridge is a gently sloping prairie featuring large hay meadows and pastures intersected by small hardwood-lined drainages.
The northern portion of the ranch offers exciting possibilities. The confluence of three unnamed creeks here carries the flow of 1,300 acres of upstream watershed. The average annual rainfall of 44.7 inches produces nearly 350 million gallons of water flowing through this area each year. As a result, thick stands of water oak dominate the creek corridor—an uncommon sight in this part of Oklahoma and a valuable resource for wildlife due to their abundant acorn production. This would be an ideal spot to establish flooded timber duck habitat. The terrain also supports construction of a 25-acre lake requiring only a 350-foot dam. With an 8:1 water-flow-to-storage ratio, the lake would remain full while benefiting from constant fresh inflow. Surrounded by dense oak forest, the water may be tannin-stained and could produce largemouth bass with deep green and bronze coloration. The far eastern boundary of the ranch includes a half-mile stretch of Salt Creek.
Currently, the ranch is about 50% forested and 50% open. If more pasture is desired, an additional 200 acres of fertile soil along the creeks could be converted from timber to grass, increasing total pasture to roughly 600 acres. Warm-season grasses include bermuda, dallisgrass, common lespedeza, and bahia, while cool-season legumes such as clover and vetch enhance soil nitrogen and promote lush summer growth. Five-strand barbed-wire fences and numerous gates allow easy pasture access. Stock ponds are situated throughout the ranch, and improvements include a hay barn, corrals, an overhead feed bin, working pens, and a chute.
Stacked Rock Ranch also appeals to recreational buyers. The area is known for trophy whitetails and a growing herd of free-range elk. While turkey numbers have declined in recent years, there are still plenty of gobblers to hunt. Feeders and cameras will be placed to document wildlife activity, and our experience on nearby ranches makes us confident you’ll be pleased with the results. The terrain ranges from creek bottoms to 100-foot hillsides that encourage exploration. Additional ATV trails along the ridge and down into the creek bottom would further enhance recreation. The ranch also contains a dozen small ponds ideal for fishing and duck hunting.
In the past, transmission lines were considered a drawback, but the rapid growth of data centers and alternative power systems has turned them into strategic assets. A substation sits 30 feet from the property boundary, and together with the transmission lines, it forms a strong foundation for future revenue opportunities. Construction of the proposed lake could supply the water needed for a data center.
The ranch has more than two miles of road frontage, allowing you to choose the perfect spot for a hunting cabin or dream home. Several superb build sites offer expansive views from the ridge overlooking the creek bottom.
