STRAWBERRY VIEW PARCEL 3: This approximately 180-acre parcel was just created this spring, and it is for sale by owner (FSBO), with no realtor commissions. Beautiful year-round* Bear Creek runs through it for almost a half mile. It has incredible views of both the famous John Day Valley and the snow-capped Strawberry Mountains directly across the Valley. The property is accessed directly off paved County Road 18 on the east and off Highway 26 on the south (via a new Spine Road easement across Parcels 1 and 2). Parcel 3 is conveniently located only four minutes from the quaint little town of Prairie City in Grant County, and only eight minutes from the big town of John Day with its additional restaurants and shopping. It gets good cell service.

There are at least two nice sites for an RV pad for your hunting trailer or RV. One such site has already been developed into a gravel RV pad just off Road 18 and next to Bear Creek. [See marker on the aerial photo and on the attached .pdf map below]. The entrance driveway into it is on the left, 1.8 miles up Road 18. There is a large and nicely shaded graveled picnic area to the left of the graveled pad. A long graveled T turnaround is located near the pad, so you can turn your large RV trailer around to park it rear-first, and to drive forward when you leave.
A potential second RV pad could be located in the middle of Parcel 3 on the more open plain portion, with spectacular views of the Strawberries, and accessed by the Spine Road. If after closing you desired to have a new spur road built to an RV pad at a location of your choosing, there is a nearby local road builder who can do it for you at a surprisingly low cost. He could also easily add additional graveled area to the existing RV pad described above.
ZONING NOTE: This property is zoned Multiple Use Range (MUR), and it is difficult to obtain a dwelling permit to build a house in MUR. See the Planning Director's brief summary of the basic dwelling rules in MUR, attached below. Buyer must do own due diligence re "buildaility."
Parcel 3 has deer, antelope, and elk. You will be entitled to two Landowner Preference tags for deer and elk each year.
Beautiful and peaceful Magone Lake (pronounced Mah-Goon) is only about 15 minutes away, further up Road 18 to the north. With its boat ramp, dock, and picnic area, Magone is a great place to fish, boat, paddleboard, swim, and in general enjoy the beautiful scenery around the lake. Its also just a short drive from Parcel 3 to the fantastic trails, lakes, and waterfalls located in the Strawberry Mountain Wilderness Area.
In addition to being able to escape to your own good-sized country slice of beautiful Grant County, youll also be close enough to civilization to go mingle with the great local people any time you want. In fact, the local folks may be the best part of spending time here theyre so friendly and real that youll swear youve gone back in time fifty years!
The best way for you tour this new property is to walk its borders is by using the OnX Hunt app on your phone. The app is only $30 per year, and is easy to use. If you already have the app, contact the Owner by voicemail or email and youll be sent the OnX Area that will roughly show the approximate borders of the Parcel. Or, you can just print the attached map (see Resources, below), and generally explore the main center part of the property. Be aware, though, that the topography rises steadily from the Creek up to the flatter and more open center.
Finally, this Parcel 3 is one of several newly created, somewhat inter-related Strawberry View Parcels (see map). The new Spine road off Highway 26 (mentioned above) will also serve as occasional access to some of the other parcels to the north of Parcel 3.
