STRAWBERRY VIEW PARCEL 8:
This approximately 180-acre Parcel 8 was just created this spring, and it is for sale by owner (FSBO), with no realtor commissions. The general topography of the Parcel rises steadily but gently from south to north. It has incredible views of both the famous John Day Valley and the beautiful snow-capped Strawberry Mountains directly across the Valley. Parcel 8 is conveniently located only minutes from the quaint little town of Prairie City in Grant County, and only twelve minutes from the big town of John Day with its additional restaurants and shopping. It gets good cell service. [Owners photos of this nice property are woefully inadequate, so you need to see it yourself.]
Parcel 8 is good hunting for deer, antelope, and elk. You will be entitled to two Landowner Preference tags for deer and elk each year.

The property is accessed off State Highway 26 on the south via a new Spine Road easement across Strawberry View Parcels 1, 2, and 3. See the attached 8 Strawberry View Parcels map. There are multiple nice potential sites to build a level pad for your camper, RV trailer, or small dry cabin. See one of them marked on the map.
Rather than selecting a site and building an RV pad as he did in June on Parcels 1 5, the Owner is including a Spur Road/RV Pad Credit with this sale of up to $4,000. This Credit is expected to cover most if not all of the cost of building (1) a spur road off of the Spine Road to a pad site of the Buyers selection, and (2) a functional dry pad at that site sized to accommodate campers and medium-sized RV trailers, including turnaround capabilities. A nearby local road builder built the new southern part of the Spine Road in July, and (as of the time this ad is being posted in September) he is available to do this additional work on Parcel 8 this fall. The construction contract for the work will be solely between him and Buyer; Owners only involvement with the work will be to grant the easement on Parcels 1, 2, and 3 that is needed to create the new legal access onto Parcel 8 via the spur road. ZONING NOTE: This property is zoned Multiple Use Range (MUR), and it is difficult to obtain a dwelling permit to build a house in MUR. See the Planning Director's brief summary of the basic dwelling rules in MUR, attached below. Buyer must do own due diligence re "buildaility."
The best way for you tour this new property is to walk its borders is by using the OnX Hunt app on your phone. The app is only $30 per year, and is easy to use. If you already have the app, contact the Owner by voicemail or email and youll be sent the OnX Area that will roughly show the approximate borders of Parcel 8. Or, you can just print the attached map (see Resources, below), and generally explore the main parts of the property.
Parcel 8 is also a shooters paradise, because on its south side the property borders a very nice, club-operated, county-owned shooting range that is open to the (members-only) public. After you prove that you are knowledgeable and safe with your firearm, you will be entitled to become a club member and then inexpensively use the range (which shoots to the northwest).
In addition to being able to escape to your own good-sized country slice of beautiful Grant County, youll also be close enough to civilization to go mingle with the great local people any time you want. In fact, the local folks may be the best part of spending time here theyre so friendly and real that youll swear youve gone back in time fifty years!
Beautiful and peaceful Magone Lake (pronounced Mah-Goon) is only about 15 minutes away, further up Road 18 to the north. With its boat ramp, dock, and picnic area, Magone is a great place to fish, boat, paddleboard, swim, and in general enjoy the beautiful scenery around the lake. Its also just a short drive from Parcel 8 to the fantastic trails, lakes, and waterfalls located in the Strawberry Mountain Wilderness Area.
Finally, this Parcel 8 is one of several newly created, somewhat inter-related Strawberry View Parcels (see map). The new Spine Road will also serve as occasional access to some of the other Parcels.
This property is priced to move, but reasonable all-cash offers will also be given prompt consideration. Cash is preferred, but full-price contract sale offers with at least 30% down payment may be considered. Serious, qualified buyers only; please dont waste our time if you cant afford it. Buyer must do own due diligence, with no representations by Owner. Owner is frequently out of cell service, so please send questions and offers via email or leave voicemail.
There are No Trespassing signs posted by the gate at Highway 26, but if you are a legitimate buyer investigating a purchase of the property please contact me and I will authorize you to go onto it.
