NYS rural forest land for sale on the Canadian Border: There is something to be said about land in the north country that grows good hard maple. This would be one of those places...dominated by a mix of northern hardwoods to include: hard and soft maple, yellow birch, black cherry bitternut hickory, butternut, white oak, basswood, beech, aspen, white and black ash, and elm with pockets of hemlock and balsam fir. The current owners primarily enjoy the property for hunting, however I believe it's greatest resource is in the maples that do very well, both here and across the border to the north. Your view on the Canadian side is a stand of robust maples, seemingly connected to one another via a series of blue 'sap' lines. An estimated 50% of this parcel could be used for this same purpose. Hundreds of cords of hardwood firewood could be harvested and sold from this property at this time. A partial thinning would provide a return on one's investment as well as create space for the dominant sugar maples to expand their crown, a priority in the development of a productive sugar 'bush'. Hunting may be the next best use of recreational land in this area, and this property I'm sure sees it's fair share of whitetail deer. Current access trails make getting into your tree stand or favorite blind at 5 a. m. much easier. Privacy is not a concern as the nearest house and available electric is ~.25 miles away to the west. Last but not least, an avid fisherman would enjoy an occasional visit to the Chateaugay Fish Hatchery, just out of Town on Hatchery Road, where you'll find the many strains of native trout being reared for release in the cold, clear waters of north country streams.
