A rare property for the avid hunter or aspiring property owner looking for a plug and play tract. This tract will not last long. Property consists of 87 acres of diverse, well managed upland habitat. The tract is essentially a wildlife corridor connecting large tracts to the north and to the south in an area of superior deer genetics and age structure.
Owner has meticulously managed the property for wildlife, specifically whitetail deer and turkeys. Owner engaged a private wildlife biologist in February 2019 to develop a wildlife/property management plan. In 2020 owner enrolled the property in Georgias Deer Management Assistance Program to further develop a wildlife management plan specifically for deer (no penalty for removing the property from program). Owner will provide copies of both management plans.

Owner burned all wooded portions of the property in February 2019, as well as added a road system and strategically located food plots recommended by the private biologist.
In February 2021 owner mowed and burned the two fields (4-acre field and 9-acre field). The fields are now textbook bedding, feeding and brooding areas.
Incredible deer population with numerous Mature Monster Bucks. Pictures to back it up. Not to mention Turkey Heaven.
QDM managed for the last 4 years. Owner only took deer older than 4.5 years old and let all others walk. In 2021 owner passed on a 160 buck two separate times due to being too dark to take an ethical shot. The deer herd is very healthy and age appropriate.
The owner has implemented a strict supplemental feeding program on the property since 2017 (4S Wildlife Solutions out of Reynolds, GA). For example, from January 2021 to October 23, 2021, the deer consumed 22,250 pounds of 4s Protein and 11,075 pounds of corn. Adjoining neighbors are also supplementally feeding and passing on younger deer.
Approximately 6 acres of food plots have been installed and meticulously tended. Soil studies taken every year and amendments with lime and fertilizer applied according to the reports to reflect the best possible planting conditions to achieve optimal results.
-As of March 2021, the food plot PH levels were as high as 7.5 (lowest being 6.3). Soil reports are available to confirm.
Mature hardwood stand runs the entire length of the property containing a beautiful food plot in its center (plot is approximately 300 yards long). The hardwoods and plot serve as a major food source and deer travel corridor. Remaining balance of property is a combination of mature blackjack oak stands, volunteer pines, as well as 13 acres of beautiful fields strategically fallow for bedding and brooding.
One small pond located in the center of the property, as well as a small weeping spring, provide water sources for wildlife.
Excellent road system throughout the entire property. The property is fully accessible.
-In 2018 owner installed power and water into a beautiful campsite on north end of the property.
Frontage on Henry Currington Road; a well-maintained paved county road.
Owner cannot stress enough there are NO mosquitoes to speak of on the property.
New metal canopy in the established campsite. Great for your equipment or even put a camper under before you build a cabin.
Fall Line WMA less than a mile away.
Access to Flint River landing only minutes away.
