An all-weather gravel road leads from the highway to the ranch entrance, keeping the property private and insulated from traffic. The central Texas location places it roughly 45 miles from College Station, 68 miles from Waco, 113 miles from Austin, and within about 150 miles of Houston or Dallas.
LAND:
The ranch features rolling countryside having sandy loam soils with scattered ironstone, used for ranch roads. Mature hardwood timber and underbrush provide excellent wildlife habitat, and open pasture areas support grazing or future improvement.
