The Oak Flat 320 is the unicorn of the land industry...flat ground covered in hardwood timber with a substantial drain running roughly through the center and surrounded by crop ground. Just a mile south is Bayou Des Arc and some very ducky ground that's all private...no public access. There are some very good possibilities for The Oak Flat including, but not limited to, further development for waterfowl and whitetail. The east and west boundaries are 1 mile apart and bordered by county roads making access easy and convenient. The "hole" is located fairly close to the center giving it plenty of good buffer from the road.
