The Tovar Rosita Ranch is centered in the heart of the 'Muy Grande" deer capital of Texas. Located between Freer, Texas and San Diego, Texas, the ranch boasts heavy cover with giant mesquite bottoms and excellent forage for wildlife. A wet-weather creek area offers an excellent area for impoundment of water for a tank. It has been reported that there is another water well on the ranch that supplied water with a windmill; however, this well has not been located by the Owners.
Improvements -
There is a small storage building and some older RV's that could be used as a camp area. There is also a large steel pole-barn with corrugated metal roof offering a covered area for implements and relaxation.
Access -
Access to the ranch is provided by paved road FM-3196 just south of Hwy. 44. There is over 3,000 feet of frontage along FM-3196 and no easement roads through the ranch to other properties giving it exclusive frontage and visibility. The ranch offers three separate entry gates along FM-3196 and with all of the perimeter clearing that has been recently completed, driving the ranch is very easy.
