These parcels have all been in the same family for decades and have an excellent reputation for both production and recreational characteristics. For the livestock producer, the pasture tracts are all reputable parcels with many having substantial natural springs, water wells and ponds for water sources. There's good options here for the grain producer as well in this auction and there's multiple first-class choices here for the deer and waterfowl hunters. The page is is turning to the next chapter and opportunity is knocking to add quality to your operation or portfolio. For those who would need an agricultural tenant, there is a long-time tenant who would be interested in continuing to lease the properties if possible.
This Hybrid auction will take place on February 11th at 6:00 P.M. at Champions Landing in Emporia with a physical address of 1801 Rural Street. The auction will feature both a live auction as well as an online option to bid for those who cannot attend in person. For those bidding online, you can pre-register by clicking the green “Register To Bid” box within the listing on our website. To finalize registration to bid online, you will need to email proof of funds if you are not financing or a bank approval letter if you are getting a loan.
Tract 7 totals 80 acres more or less and is all business for the grain producer with no peripheral distractions from recreational interests! This is a highly efficient parcel with not much waste. Even the waterways are in excellent condition and used for hay production. According to FSA records, total cropland is 66.67 acres with a approximately 9 acres in usable waterways with the balance being a couple small pockets of trees along the east boundary and the north waterway that could be removed.
Overwhelming soil types on this tract are Irwin silty clay loam and Ladysmith silty clay loam. The topography has a gentle roll with the majority of slope being 1-3%, when combined with excellent waterways, provides adequate drainage during times of normal precipitation.
Again, location is also excellent as it’s approximately one mile to pavement, allowing for convenient drives to the grain markets via Highways 99 or 31.
Please contact Cameron Roth at 785-917-0867 for more details or to set up a tour of this efficient cropland offering.
