The property consists of two parcels, both mostly cleared and roughly three-quarters of an acre in size. On the first parcel is found a 1920 era, wood sided, steel roofed, old farm house sitting on a stone foundation.  One of the few remaining structures of it's kind in the region.  The 1,893 sf, two story structure is the end result of several additions, a kitchen, wood shed and pantry, to the original house.  A wood stove in the living room is currently the only source of heat.  It is connected to a triple walled, stainless steel, exterior chimney.  The closest power lines are 1.5 miles away, but the house is partially wired for use with a generator.  The dug well in the side yard is still a reliable source of water, but with no indoor plumbing, a hand pump and buckets are the method used to get it indoors.  There is an indoor toilet, however it requires those same buckets of water to flush!  On the second lot, a smaller, T-111 sided, steel, shed roofed, 400 sf camp, with no amenities other than a wood stove was restored and used by additional guests.  The camper trailer in the photos is owned by another party.

A major bonus to the residents is the adjacent 5,648+ acre Sears Pond State and County Forests, home to the headwaters of the Deer and Mad Rivers, both of which offer ideal conditions for catching brook trout. Trees in much of these forests mimic the poor soils supporting them. With the exception of some old fields that were planted to softwoods, the remainder of these forests are fairly equally split between natural hardwoods, brush land, and ecologically important wetlands.

Hunting is another popular sport on both private and public land on The Hill. Deer, bear, turkey, grouse and waterfowl are all common residents of this region during the snow less time of year, most of which seek lower elevations or wind shelters when the temperature begins to drop.

During the winter months the Culpepper Road becomes Snowmobile Trail C5. Access at that time of year normally involves parking a vehicle at a local inn (of which there are 3 nearby), or the parking area at the intersection of Culpepper and Salmon River Roads, then walking, skiing, snowmobiling or snowshoeing into camp.  When winter is in it's prime the Salmon River Road Trail offers 1.63 miles of riding, while the Tom Sawyer Trail which runs through the State Forest is a 1.94-mile route that connects with the NYS Snowmobile Trail network. The area's snowmobile trails are maintained by the Barnes Corners Sno Pals.

Many of the roads found on The Hill are used extensively by ATV's during the non-winter months, making this area a popular destination for outdoor enthusiasts with motorized vehicles from all over the northeast. Other popular activities enjoyed by natives and visitors alike are cross country and down hill skiing, snow shoeing, dog sledding, dirt bikes, and kayaking and canoeing on the many bodies of water in the region.
