NYS land with camp, pond and fantastic view for sale: This parcel in northern Washington County, without a doubt, has the most magnificent view of the southern Lake Champlain valley and the Green Mountains of Vermont I have seen. And to reach that scenic point the owners built a road that lands you within 50 yards of that location, approximately one mile from the blacktop of Lake Road. A rustic 13' x 19' cabin with Adirondack siding was built in the late 90's, about 100 yards from Lake Road, yet fully hidden from view. Plain and simple with no water, septic or utilities, however the latter is available and is within range of the road side power lines. Not intended as a final destination point, but merely a place of respite when not exploring the rest of the property. As you travel east and uphill, about mid way across the property you discover the landscape levels off for a bit. A family of beaver have created a lovely pond in that level stretch, possibly the most charming site on the property to build a more substantial camp or cabin. A pair of mallards would not leave the water as I continued my journey eastward, around the pond toward the height of the land. Oaks, ash, maples, hickories, white pine and hemlock are the predominant tree species that grace the landscape everywhere on the parcel except the very steepest slopes. Last harvested in the mid to late 80's the forest includes trees from saplings to large saw timber, probably more valuable for their contributions to wildlife and their overall aesthetic appeal than for their current market value. The network of trails that cross the property are maintained by the Northern Washington County Trail Blazers (NWCTB) Snowmobile Club. They are granted permission to cross the property annually, which also means that it can be revoked at any time (they do NOT have a right-of-way). The surrounding region is a patchwork of family farms, forested mountains and peaceful hamlets situated between the shores of Lake George and Lake Champlain. Residents have access to Lake George beach at Gull Bay. This facility includes a sprawling sandy beach, lifeguard services, restrooms and public boat launch. An entry site to Lake Champlain is also located nearby. The villages of Ticonderoga to the north and Whitehall to the south, are within a 20 minute ride from the property. Both communities are well known for significant contributions to American history. Whether you prefer the natural aspects of this property, or the festivities and attractions found in the villages nearby, this parcel offers the best of both worlds. Check it out soon...you might find it's just right for you!
