As you pull off of E highway on the west end of the property, there is a trail leading down into the bottom ground. It will branch off into a small clearing, planted in food plots in the past, along the big mature river bottom timber and continue on around the large pool following the Blackwater River.
The size of the timber in this bottom is truly astonishing. Sycamores, walnuts, oaks, and many others line the river. A substantial stand of willows can be found throughout the property as well along the pool edges, providing ample security for waterfowl. The trail wraps around the large pool and comes back on the levee road that separates the north and south pool with timber in between. I tried to keep track of the amount of large rubs on the property but I wasn't able to. This area has been known for holding big mature whitetail. With the right management practices this property will be able to produce some world class deer. While previewing the property, I had my bird dog with me and he found an 8 bird covey of quail on the southwest portion of the property on the hillside.
The portion of the property not located within the WRP easement is partially in a flood plain but there are still options for other build sites. A FEMA 100 year flood plain map is available upon request. The two fields not in WRP could easily be planted for crop income but have been fallow recently.
This property provides convenient blacktop access from Warrensburg, Knob Noster, Concordia, Kansas City, and St. Louis and a great opportunity in the WRP program without being in a perpetual contract.
