Location
Located in the far northwest corner of Mills County, The Wylie Ranch comprises approximately 660 acres (per owner) featuring all the qualities desired by those seeking land in this highly desirable part of central Texas. The Wylie is located approximately 135 miles from Fort Worth and Austin, each trip taking a little over two hours. Fuel, essentials, and a good burger are less than 10 miles from the gate.
Improvements
In early 2022 ~7300 ft of perimeter fence was replaced along the Northeastern boundary of CR 550 and CR 549. In addition, two large entrances were added to the north along CR 549 allowing the ability for larger trucks with trailers to enter on the ranch. Positioned on the east side of the ranch sits a hunters hut although a rehab will be needed to fully utilize this home. Close to the hunters' hut is a large barn with sliding doors and overhang previously used for the production of sheep and goat. West of the barn and homestead sits a large equipment storage building capable of handling large tractors and implements; some light repair work will be needed on the roof of this structure.
Water
Centrally located on the ranch sits an established windmill that provides water to local wildlife and managed animals. A large holding tank sits nearby allowing the ability to store water pumped from the well although some work will be needed to fully take advantage of the storage tank. Water to the homestead is provided by a well across the county road; however, this access will terminate once the property moves to the new owners, yet an agreement can be made to maintain the access. Scattered throughout the ranch resides four stock tanks ranging in size from .08 acres to .54 acres in size. A mix of clay and loam soils help retain water shed and direct the flow to the various stream beds and stock tanks.
Land
Almost 140ft of elevation change can be experienced as you traverse the Ranch. To the Northeast part of the ranch relatively flat terrain can be seen along with a mix of open and flora covered areas. As you progress to the western boundary of the ranch a commanding view of the pasture below awaits you, perfect for glassing whitetail deer and watching the sun sink into the horizon.
Recreational/ Hunting
The Wylie Ranch in the past has been leased out to hunters with a steady track record of harvesting local white tail deer. Several established blinds located throughout provide vantage points to glass for whitetail. All established blinds will be removed from the ranch prior to closing ready for the new owner to improve on what is already established.
Flora/ Fauna
Fauna on The Wylie is typical to this area of Texas with abundant Whitetailed Deer, Rio Grande Turkey, feral hogs, and various migratory game birds including white-winged and mourning doves and multiple species of waterfowl. Varmints are quite common too and include racoons, opposum, cottontail and Jack rabbit, coyotes and bobcat, to name a few. Flora of the ranch consists of Live Oak, Post Oak, Cedar Elm, Blue Juniper, and Blackjack, scrub oak and some native pecan. Dominant grasses are bluestem, little bluestem, side oats gramma, indian grass, switchgrass, threeawn and various cactus species including hedgehog, prickly pear and flowering horse-crippler.
