VEGETATION: The property features large mature hardwoods, including Black Walnut, Pecan, native persimmon and ancient Live Oaks that lie just above Live Oak Creek. There are some cedar and mesquite in the sandy loam flat on the east side of the property. Native grasses include little bluestem, black grama, side oats grama, and curly mesquite grass. There is also some improved lovegrass in areas that was overseeded on the acreage in years past.

WATER: Live Oak Creek is a live water creek that runs year-round through the property. Live Oak creek rises one-mile northwest of Weinheimer Road in central Gillespie County and runs southeast for fifteen miles to its mouth on the Pedernales River, a mile south of Lady Bird Johnson Park. The water well on Wunderschon Ort was drilled in 2012 and lies in the Hill Country portion of the Trinity water strata. The depth of the well is 60 foot from the surface. This well has been recorded to produce approximately 30 gallons per minute.

SOIL: The Pedernales series of soils consists of very deep, well drained soils that formed in loamy and clayey, calcareous slope alluvium over residuum, lying in the sandy loam flats above Live Oak Creek, with Boerne and Oakalla sloping soils in the creek bottom. Most experts suggest loamy soil as the best type of soil for grape growing. A crumbly mix of sand, silt, and clay when blended with other soils in the right amounts offers the ideal soil type for grape growing, making approximately one-third of this property excellent vineyard potential.

IMPROVEMENTS: The property is currently partially fenced on the north boundary along Upper Live Oak Road and fully fenced along the south boundary. The west boundary line and the north boundary along the creek is not fenced. There is a strong water well and a newer septic tank installed on the property.

ROADS: The primary entrance to this tract is right off of Upper Live Oak Road. All interior roads were recently upgraded with new culverts installed.

UTILITIES: CTEC Electric is the electrical provider in the area, as well as high speed internet. Cell service is good in the area with all or most of the major providers located in Fredericksburg.

WILDLIFE: Wildlife in the area include whitetail deer, axis deer, grey fox, raccoon, opossum, squirrel, coyote, rabbit, skunk, dove, turkey, and a few bobwhite quail. There are numerous fish species and aquatic wildlife in the creek area.

TAXES: 2020 taxes were $65.39. For 2021 the property is taxed at Wildlife Exemption (Songbird) taxation. To continue Ag Use or Wildlife taxation, the new property buyers will need to apply with Gillespie County.

MINERALS: Seller will convey what they own. There is no mineral or oil and gas lease in effect.

EASEMENTS: There is an access easement on the property for neighbors living past the western boundary.
