Mona Road, also known as County Road 222, forms the southern boundary of the lower half, Majestic View Road runs the eastern boundary of the upper half, and an intersection with Larson Ridge Trail sits near the northeastern corner. Elevation ranges from approximately 3,448.7 feet on the lower southwestern ground to 3,587.2 feet at the northwestern high point, a total relief of roughly 139 feet across the property.

Cover changes as decisively as the ground does. The southern half opens into grassy meadow with scattered timber and carries an average slope of 7.8 percent, with steeper pitches reaching 31.4 percent in its northeastern corner. The northern half is roughly 90 percent canopy, dense Ponderosa pine and oak broken by rocky outcroppings, and averages 14 percent slope with pitches up to 36.6 percent on its upper reaches. Buildable ground on both halves is concentrated on the gentler benches nearer the road frontages, where access, solar exposure, and utility proximity all line up. Those benches are the natural homesite ground, close enough to the county road to keep a driveway short and high enough to hold a view.

Soils vary by half. The southern half carries a composite National Commodity Crop Productivity Index (NCCPI) of 22 out of 100. Its dominant soil is Grummit-Querc complex on 3 to 10 percent slopes, covering 50.2 percent of that portion at non-irrigated capability class 6e, along with Querc silt loam, additional Grummit-Querc complex on steeper ground, Lohmiller silty clay loam, and a small area of Stetter silty clay loam. The northern half carries a composite NCCPI of 7.1 out of 100, dominated by Grummit-Querc complex on 10 to 60 percent slopes at 89.9 percent of that portion, capability class 7e, with a smaller inclusion of Lohmiller silty clay loam and a trace of Maggin shaly clay loam. The Lohmiller and Stetter units are bottomland soils formed in alluvium, and they map to the low southwestern ground along the drainage corridor described under Water, Mineral Rights, and Natural Resources. Everything else reflects terrain and soils typical of the Black Hills transitional zone.

Improvements

No permanent structures of any kind are present on the property. There are no outbuildings, no corrals, and no paved surfaces. For a buyer with a plan, that is the feature: nothing to demolish, nothing to remediate, and no prior owner’s siting decisions to live with.

Electric service is present at the east boundary, supported by a Powder River Energy Corporation powerline. A private engineered septic system will be required for any development, as no on-site septic exists. There is no well on the property and no water line to it. The property holds a recorded benefit under a shared private water system declaration, which is a right of record rather than a working connection; see Water, Mineral Rights, and Natural Resources for the terms, the route, and the buyer’s cost exposure.

Recreation

Walk the south meadow at first light and you can see the whole strategy of this place. Open feeding ground runs uphill into a wall of Ponderosa pine and oak, and that meadow-to-timber seam across the middle of the tract is exactly the kind of edge that concentrates game movement morning and evening. The meadow greens up early and holds into the shoulder seasons. The timbered north half, roughly 90 percent canopy over rocky outcroppings and 139 feet of relief, gives bedding, thermal cover, and mast within easy reach of that feed. Few single tracts along this corridor carry both halves of that equation.

The low, moist bottomland along the southwestern drainage adds a third habitat type to the meadow and the timber. Together they support resident whitetail deer, mule deer, and wild turkey, with elk a realistic possibility given the tract’s seclusion and its proximity to the Black Hills National Forest and the herds that range the Bear Lodge Mountains. All hunting is subject to Wyoming Game and Fish Department seasons, licensing, and area regulations.

Beyond the hunt, the mix of open ground, heavy timber, and steady elevation change supports hiking, shed antler hunting, wildlife photography, camping, and the kind of dark-sky nights that are getting harder to find. The Larson Ridge Trail intersection near the northeastern corner adds built-in trail access, and frontage on two county-maintained roads keeps the property reachable year-round rather than seasonally. Devils Tower National Monument, the Bearlodge Ranger District of the Black Hills National Forest, and the broader public-land network of the northern Wyoming Black Hills all lie within a short drive.

Agriculture

Agricultural production potential is limited and honestly stated. The southern half’s composite National Commodity Crop Productivity Index of 22 out of 100 points to soils better suited to seasonal grazing than to row crop or hay production, and the northern half’s composite index of 7.1 reflects steep, timbered ground with effectively no cultivation potential. No hay is produced on the tract.

There are no grazing leases, no agricultural improvements, and no operating infrastructure beyond the perimeter fence. That fence does give a buyer a functional starting point for running a small number of livestock, primarily on the open southern half, without first having to build a boundary. This is recreational and residential land that will carry a few head, not a production unit.

Water/Mineral Rights & Natural Resources

A mapped drainage corridor crosses the southwestern portion of the property. The source of record for water and flood information on this listing is the Property Report dated July 30, 2026, a copy of which is the first item in the due diligence package. Federal Emergency Management Agency (FEMA) flood mapping shows a flood hazard corridor entering the tract across the western boundary and exiting across the Mona Road frontage near the southwest corner. The United States Geological Survey (USGS) three-meter elevation model places the property low point of 3,448.7 feet on that same southwestern ground, within a tract range of 3,448.7 to 3,587.2 feet. The Natural Resources Conservation Service (NRCS) soil survey maps roughly 5.0 acres of bottomland soils formed in alluvium in the same place, 4.6 acres of Lohmiller silty clay loam and 0.4 acres of Stetter silty clay loam, both on 0 to 3 percent slopes, within a tract that otherwise runs 7.8 to 14 percent.

The nearest named watercourse is Oak Creek, which runs on and along the adjoining X Heart Ranches Inc. parcel to the west. Whether the channel crossing this tract carries the Oak Creek name or is an unnamed tributary has not been confirmed of record. Buyers should verify the watercourse name, its flow regime, and the current mapped flood zone against current FEMA data and Crook County GIS during due diligence, using the Property Report as the starting point rather than the final word. No ponds or mapped wetlands are shown within the boundaries.

The property carries a recorded water benefit rather than an on-site well, and no water line has ever been run to the property. A 2008 Declaration of Private Water System recorded in Book 472, Page 659, and its 2010 First Amendment recorded in Book 507, Page 130, establish perpetual water-line easements serving a shared well permitted through the Wyoming State Engineer’s Office as Rattlesnake No. 1, Permit UW-186525, located on a neighboring parcel. The 2010 First Amendment added Lot 13, which is the Majestic View Road portion of this tract, as a benefited lot, with its supply routed from the well through a cistern on the adjoining Lot 14 rather than from the wellhead itself. The declaration provides one share per lot for one participant household for domestic use, with operating and maintenance costs shared among participants and electrical costs billed by meter.

Because no line has been run, a buyer wishing to connect would be responsible for the cost of the water line, meter, and related components from the shared cistern to and across the property, over ground the seller does not own, and would become a participant in the existing cost-sharing arrangement. The declaration makes no representation as to water quantity, pressure, or quality. Buyers should independently confirm the current operating status of the system, the physical route and full cost of a connection, and their rights and obligations under the declaration during due diligence. Drilling a private well, subject to Wyoming State Engineer’s Office permitting, is the other path a buyer may evaluate.

Mineral rights status is unconfirmed. A predecessor warranty deed, Oak Creek Properties, LLC to Daniel O. and Bunny K. Bothwell, recorded June 3, 2016 in Book 564, Page 637, reserved to that grantor an undivided one-half interest in the minerals then held. The current title commitment carries minerals only as a blanket standard exception and does not resolve whether that reservation remains outstanding. Mineral ownership should be verified by the buyer prior to closing.

Standing Ponderosa pine and oak timber is the property’s principal natural resource, concentrated on the northern half at roughly 90 percent canopy. No timber cruise has been conducted and no volume estimate is offered.

General Operations

The full exterior boundary of the 40.01-acre tract is perimeter fenced. There is no interior cross-fencing, no corrals, no on-site water system, and no grazing management infrastructure. There are no leases of any kind in place, so the property conveys free of tenancy. Fence lines are not a survey. Existing fencing may not follow the deeded boundary, and no current boundary survey has been performed for this offering. A buyer intending to rely on the boundary should obtain one.

Access is year-round and public. Mona Road, also known as County Road 222 and identified in the title record as Crook County Road No. 97, is a county-maintained gravel road running the southern boundary. Majestic View Road, also county-maintained gravel, runs the eastern boundary, with the Larson Ridge Trail intersection near the northeastern corner. No private access easement is required to reach the property.

Combined 2025 real property taxes were $1,394.00 across the two tax parcels, $714.06 on the Lot 2 portion and $679.94 on the Lot 13 portion, and both accounts are paid current. Combined assessed value is $22,304.

There are no live covenants and no homeowners association. Covenants and restrictions recorded in 2008 in Book 472, Page 653 were terminated by agreement recorded in 2014 in Book 542, Page 313, six years before the current owner acquired the property. Both instruments remain of record as historical title exceptions. Other recorded matters affecting the tract include a Mountain States Telephone and Telegraph easement dated February 2, 1978 in Book 161, Page 408, assigned to RT Communications in Book 332, Page 466; a water-line and utility easement with roadway access granted to Fender and Trotter dated April 2, 2015 in Book 551, Page 55, which burdens the Lot 13 portion; an ingress, egress, and underground utility easement granted to Larson Family Farms LLC dated April 2, 2015 in Book 551, Page 88; and the PRECorp powerline right of way in Book 630, Page 100. Region & Climate

Crook County anchors the northeastern corner of Wyoming, sharing its eastern boundary with South Dakota and its northern boundary with Montana. This is where two landscapes collide: open grass and sage high plains rolling up from the east and south, and the timbered, uplifted country of the Black Hills and the Bear Lodge Mountains rising to the west. The Aladdin area sits squarely on that northern fringe, a transitional zone of rolling, pine-studded hills, hay meadows, and shadowed draws that has held ranchers, timber families, and recreationists for generations. It is quiet, uncrowded ranch country with services a manageable drive away.

The climate is semi-arid continental with four clearly defined seasons. Winters are cold and generally dry, summers are warm and comfortable with low humidity and cool evenings at elevation, and the shoulder seasons run long and scenic. Annual precipitation averages roughly 15 to 20 inches, most of it arriving as spring and early-summer rain. Snow is possible from October into April, though open winters are common, and the dry, mild summers suit building, camping, and outdoor recreation.

The ownership climate is equally favorable. Wyoming levies no state personal income tax, and Crook County property taxes rank among the lowest in the region. For land intended to be held across generations rather than traded, that carrying cost matters as much as the purchase price.

History

The northern Wyoming Black Hills carry a layered history spanning Lakota Sioux cultural territory, frontier military campaigns, and late nineteenth-century homesteading. The broader Black Hills region holds deep significance as the sacred homeland of the Lakota Sioux, who call the hills Paha Sapa. General George Crook, for whom the county is named, led columns through this region during the 1876 Great Sioux War, and the discovery of gold during General Custer’s 1874 expedition triggered a rush of settlement that reshaped the region within a generation. Cattlemen and dry-land farmers staked claims across the surrounding grasslands and timbered foothills through the 1880s and 1890s.

The community of Aladdin, established in the 1880s and located to the south, grew as a supply point for the surrounding ranches and remains one of the most distinctive rural outposts in Wyoming. Its general store, in continuous operation since 1896, is recognized as one of the oldest operating general stores in the state. The Mona Road and Majestic View Road corridors developed as part of the broader pattern of rural land division that shaped Crook County through the mid-twentieth century.

The property is reached by Mona Road, also known as County Road 222, along its southern boundary and by Majestic View Road along its eastern boundary, both county-maintained gravel roads providing year-round access, with a Larson Ridge Trail intersection near the northeastern corner.

Aladdin, Wyoming lies approximately 7 to 9 miles south and offers minimal local services. Sundance, Wyoming, the Crook County seat, is approximately 30 miles south via Wyoming Highway 111 and provides retail, fuel, medical, and county government services. Belle Fourche, South Dakota is approximately 25 to 30 miles east. Spearfish, South Dakota is approximately 40 miles southeast with expanded retail, dining, and medical options. Rapid City, South Dakota is approximately 90 miles southeast and provides regional airport access, major medical facilities, and full commercial services. Devils Tower National Monument is approximately 35 miles west via Wyoming Highway 24.
