LOCATION
Centrally located, Circle J Ranch sits approximately 1 hour 40 minutes from Houston, 2 hours 20 minutes from Austin, and 2 hours 20 minutes from San Antonio. The nearest town is historic and charming Columbus, Texas, offering a strong small-town atmosphere, great dining options, HEB, and a variety of community events.
The ranch is conveniently accessed off CR 19, a well-maintained county gravel road. From there, the main gate sits roughly 1 mile down a private deeded easement road, creating a very protected, quiet, and private setting. An additional entrance provides access to the back portion of the property from CR 175 (Sandy Creek Road).
TOPOGRAPHY, RANGELAND & HABITAT
Bisected by the seasonally flowing Sandy Creek, the ranch features gently rolling topography with a natural drop into the creek bottoms that adds both character and functionality to the landscape. Towering live oaks dominate much of the ranch, complemented by well-managed yaupon understory that provides excellent habitat cover while still allowing for easy navigation throughout the property.
A strong internal trail and gravel road system provides access to blinds, ponds, creek areas, and other ranch highlights. The soils consist primarily of sandy loam, supporting healthy native vegetation and contributing to the ranchs attractive habitat profile.
WILDLIFE
The ranch has been thoughtfully managed for whitetail hunting, with some exceptional bow and rifle hunting setups throughout the property. Strategically cleared hunting areas are well-spaced, allowing owners to comfortably maximize the number of hunters in the field while maintaining a quality experience. The ranch currently features 9 hunting stations, most designed to accommodate either bow or rifle hunting, along with 45 protein feeding stations typically operated from March through August.
Bordering Sandy Creek is a dedicated duck unit with the ability to be planted and flooded during season. The surrounding region is known for some of the most prolific rice farming in the state, placing the ranch within one of Texas' major waterfowl flyways and attracting an impressive diversity of duck species.

The ranch compound was thoughtfully designed for family retreats, corporate entertaining, or commercial hunting operations. The main residence is a comfortable 3-bedroom, 3-bath farmhouse complete with a full kitchen. Nearby sit two matching casitas designed in a duplex layout, offering four separate guest quarters that blend seamlessly with the style and feel of the main house. Nestled between the lodging structures is a welcoming lodge featuring a large living area, open kitchen, sleeping loft, and a screened porch that runs the length of the lodge -- an ideal gathering place for meals, stories, and relaxing after a day outdoors.
The lodge kitchen is exceptionally well appointed with premium appliances including a 48" Sub-Zero refrigerator, Wolf 6-burner gas range, Wolf microwave, and Galley sink system. Combined with the farmhouse kitchen, the ranch offers two full kitchens to comfortably serve large groups. Across the improvements, the ranch features a total of 8 bedrooms, 7 full bathrooms, 2 half baths, and comfortably sleeps 20+ guests.
A short walk from the compound is a thoughtfully designed mancave/hunting locker designed to keep gear organized, complete with 15 individual lockers for the hunter in the family. It serves as a practical and fun staging area before heading to the blinds and includes additional cold storage with a dedicated freezer.
Adjacent to the lodging compound are two barns, both constructed on slab foundations -- one a fully enclosed barn and the other an equipment barn with ample room for UTVs, tractors, and ranch implements. The enclosed barn includes a walk-in cooler for wildlife storage along with an 88 sealed feed storage room capable of holding over 100 fifty-pound bags of feed. Behind the barns sits a dedicated deer, duck, and fish cleaning station, providing a practical setup for processing the day's harvest.
WATER
Water is a standout feature of Circle J Ranch. Sandy Creek, a seasonal creek, runs north to south through the eastern portion of the property, providing approximately 4,358 feet of frontage on both sides. The broad creek bottom creates a fun and scenic environment for exploring, riding ATVs, relaxing in natural pools, and enjoying the outdoors.
In addition to the creek, the ranch features two distinct ponds, each with its own water well and recreational appeal. One pond is managed as a bass and swimming pond, highlighted by a custom rock waterfall system designed to aerate well water as it enters the pond. A rock-lined swimming area, cold plunge, 88 plunge pool, and covered pavilion create an outstanding summertime gathering spot for swimming, grilling, and family recreation. A second catfish pond offers its own rock waterfall feature and covered pavilion, creating another scenic destination within the ranch landscape.
The duck unit also has the capability to be planted and flooded during hunting season. Three wells service the property, supporting the lodge compound, ponds, and duck unit. One of the wells is particularly impressive, producing approximately 100 GPM. Tucked back in the woods near an old log cabin is a neat historic feature -- an old hand-pump well believed to have served an outpost years ago, adding another layer of character and history to the ranch.
