3,910 deeded acres with approximately 2,800 irrigated acres from Deep Creek and Twenty Mile Creek. High producing meadows, grain fields, and pasture make this an ideal cattle operation. Along with two BLM permits and a State Land lease, the ranch has the capacity to run 500 to 800 cows year round and put up excess hay. There is a feedlot which will handle 900 head, equipment to run the feedlot, an utility building at the feedlot, plus a 500 ton hayshed, 8400 sq. ft. commodity building with concrete floor, shop, corrals, and three homes. Hay production averages 2-3 tons per acre. The grain hay will be fed in the feedlot, enough meadow hay to run the cow herd through the winter will be kept, and excess hay will be sold.
