While the seller does not own the water rights to the 3,885+/- grass acres, they do have the ability to pump water on the property within certain parameters. The 1,200+/- acres of irrigated acres includes 7 pivots, and according to the seller are each nozzled between 300-400gpm. The seller does own the water rights on this portion of the property and would convey them in the sale. There are also roughly 15 wells on the irrigated portion of the ranch.
