The northern portion of the property is accessed through a gated entrance on Highway 18. It consists of the barn and approximately 40 (+/-) acres of 21-year-old pine timber that were thinned in 2021. The well-maintained trail system provides easy access throughout the property and could also serve as fire lanes for future prescribed burns. The remaining approximately 16 (+/-) acres consist of streamside management zones and bedding habitat. In terms of wildlife, there are several food plots already in place that are ready to be planted, while Ichusa Creek provides a reliable water source and the surrounding habitat offers outstanding bedding cover. A power pole is already in place near the entrance. This portion of the property does lie within the floodplain.

The southern portion of the property is accessed from County Road 97. It consists primarily of approximately 20 (+/-) acres of natural hardwood regeneration and bedding habitat. There are several trails throughout this section, along with a large 3-acre food plot located near the center of the property. A few deer stands are already in place, making this an excellent hunting setup. Near the road front, there is also a potential homesite with utilities readily available.
