The Keen Ranch is located in northwestern Clay County, 3.5 miles north of Petrolia and 25 miles northeast of Wichita Falls. It has asphalt frontage on the south side of FM 810.
The majority of the ranch has moderate to densely wooded mesquite pasture along with scattered open grassy areas. The north portion along the road frontage is densely wooded with hardwoods. The topography is rolling to level with over 70 feet of elevation change. There is a high point near the center and another near the southwest corner, both offering impressive panoramic views.
There is one stock pond on the property, encompassing about one acre when full. There are several other locations for construction of new ponds. The entire boundary is fenced and is in average to good condition. Electricity is available along FM 810. There is no public water available, but well water appears to be available.

Quality whitetail deer are known to be in this area of Clay County. The Wichita River is located less than a mile to the north of the property. Other wildlife known to be in the area is hogs, bobcats, coyotes, dove, quail, duck and turkey to name a few.
