TERMS FOR BOTH TRACTS

MINERAL & WATER RIGHTS: Any mineral and water rights owned by the Seller will transfer to the Buyer.

INSPECTION: The ground is open for inspection.

POSSESSION: Full possession will be granted upon the down payment check clearing the bank.

TAXES: Seller shall be responsible for the 2023 and all prior years taxes. Buyer will be responsible for all subsequent years taxes.

MANNER OF SALE: The property will be sold by dollars per acre multiplied by the number of acres (TI- 240.74, TII-78.28). Each tract will be offered individually and will not be combined.

TERMS: An earnest deposit equal to 20% of the purchase price shall be paid the day of the auction upon signing the purchase agreement. The balance shall be paid on closing which will be on or about April 5th, 2024 in the form of certified funds. Title insurance and escrow closing fees shall be shared equally between Buyer & Seller.
