The Rock House Tract

Tract 14 consists of approximately 77 acres with frontage along Fleming Road on the south side. Access is provided by a private gravel driveway that extends along the eastern side before turning west and crossing the property to the homestead and other improvements in the northwestern corner.

Known as the Rock House tract, the property features a ranch-style home built in the 1960s with approximately 2,666 adjusted square feet of living space. The home has a native stone and vinyl exterior, a metal roof, and a concrete footing and foundation.

The residence offers three bedrooms, two full bathrooms, a large living room, a kitchen with oak cabinets, and a beautiful native stone fireplace. Flooring includes carpet and original solid-oak hardwood. Two deep wells on Tract 14 supply the home, cattle drinkers, outside hydrants, and cattle drinkers on Tract 13.

Tract 15

Tract 15 consists of approximately 320 acres with frontage and access from Fleming Road along the south side. An all-season gravel driveway along the eastern side provides access to the barns and other improvements.

The property includes extensive open pasture currently used for permanent year-round grazing and hay production. The balance consists of wooded pasture, scattered trees, and areas of mature timber.

The tract is fenced and cross-fenced and features a deep well supplying automatic cattle drinkers. A large, functioning sucker-rod corral system provides an efficient area for gathering and working cattle.

This approximately eight-acre tract is located along Highway KK near Highway 64. It has frontage and access from Highway KK along the entire east side.
