The tract offers a prime timberland investment opportunity, and contains approximately 37 acres of 12 year old (y.o.), 107 acres of 14 y.o., 51 acres of 15 y.o., and 24 acres of 18 y.o. pine plantations and approximately 45 acres of Streamside Management Zones throughout the tract. There is approximately 1551 ft. of frontage with AR 8 Hwy. The tract has hunting opportunities, and is only 40 minutes from Arkadelphia. Dry Creek runs through the middle of the tract. DFIRM indicate that the tract is not in a flood zone.
