The gravel driveway flows from the entry gate across a small pond dam and disappears around a curve into the mature hardwoods. Just as you crest the hill, you start to catch sight of a metal shop building, solar panel array and doublewide mobile home encased in a huge wrap around porch. The shop building is roughly 2000 square feet (1200 sq ft inside and 800 sq ft shed) and comes complete with a concrete floor, water and side shed; plenty of storage room for all your equipment and supplies. The mobile home has four bedrooms, two living areas and three bathrooms. At 2100 square feet, it’s plenty big enough for your entire group of hunters to spend the night. In addition, it has a combination of wrap around porches and decks, including a screened back porch that would be perfect for hosting a huge cookout. The home is powered by solar panels with both battery and generator backups to ensure a very reliable off-grid energy source. A water well supplies the structures and adds to the self-sufficient nature of this property.

As the name implies, this ranch has a great network of trails to provide easy access to the entire property and to also provide tons of fun ATV or horse-riding opportunities. The ranch has a main ridge that runs roughly north and south through the middle of it. The main trail leads past multiple open meadows on the central ridge that can be used as food plots. There is a Y-shaped draw on each side of the central ridge and the western draw has a small live creek running through it. From there, the trails branch off into narrower paths that twist and turn through the dense hardwoods but avoid those areas that the owner has designated as sanctuary bedding areas. Feeders and blinds have been installed in small openings along the woods trails to encourage whitetails to break out of the thicker cover. In addition, these trails will offer the next owners some fantastic opportunities to still hunt and stalk from the ground. Some smartly designed prescribed fires have opened up the vegetation in selected areas of the ranch to foster a fresh growth of tender forbes each year. The effect was easily seen while filming the ranch as we saw multiple groups of whitetails including a very impressive bachelor group of bucks. Trail camera photos provided by the seller indicate that the property has a history of producing trophy whitetails.

There are three small ponds on the property but, as always, we are looking for great spots to build larger ponds and lakes. In this case, the small creek in the western draw has a white sand base. Many times, sand of that type is produced from small springs. We also saw many places where water was seeping from the hillside and felt confident this draw would transport plenty of water to fill up the 10-to-20-acre lake that would fit inside the property boundary in that location. There is also a nice lake site just west of the mobile home if you want to transform the main headquarters into a lakeside retreat.
