TOPOGRAPHY & RANCHLAND HABITAT
The ranch has very appealing topography with 135' Elevation Change. Should you choose to use the current house as a Guesthouse, this property has endless potential sites with spectacular views to build another home.
The Land is made of 40% improved meticulous pastures & 60% thick cover.
Trees are 65% Live Oaks & Post Oaks which supply an abundant amount of acorns in the fall, which is a Whitetail Deer's favorite food!
There are approximately 200 Native Pecan Trees along a creek below the lake with some of the best tasting pecans you'll ever eat! The other 35% is made up of Elm, Maple, Cedar, & Mesquite.
On the north end of the ranch there are Wild Mustang Grapes that cover a lot of the underbrush, low trees, and fence lines. These make some awful tasty Grape Jelly too!
WILDLIFE
There are really a lot of animals on this ranch and you're likely to see Deer or Turkey any time of the day. There are bucks in the 130 BC to 140 BC Range over the years. Overall deer population is around 25 animals. I have seen groups of turkeys up to 75 birds and they are present all year around.
There are 3 species of Dove: Morning, Whitewing, & Incas. A 2 acre millet field has been planted on a peninsula on the south side of the lake.
The 2 acre lake will have as many as 75 Ducks in fall and winter. Mallards, Wood Ducks, Pintails, & lots of Blue and Green Winged Teal.
Fall & Spring Foodplots have been planted every year with 20%-25% Protein Food Sources to provide supplemental food & hold wildlife on the Property.
FISHING
2 Acre Lake has Camelot Bell Genetic Bass, Blue Catfish (up to 4lbs), Coppernose Bluegill, and lots of Fathead minnows. This is a very healthy fishery. Floating Fish food is fed often to the Catfish, Bluegill, & Minnows. When the lake is full it is 16' deep at it's deepest point. The lake has been planned to give the baitfish ample areas to hide. The key to growing big fish is to have a really thriving Baitfish population.
