The CC-04 Tract (Listing #4925) is 80 acres described as N of SW, Section 4, Township 19 South, Range 22 West, containing 80 acres, more or less, Columbia County, Arkansas (see maps).

The tract is located three (3) miles northeast of Taylor, Arkansas. Access is via woods road from Columbia County Road #1. Terrain is generally flat. Dorcheat Bayou crosses tract. Site index for loblolly pine (base age 50) averages ninety (90) feet on Guyton silt loam soil. Timber consists of mature bottomland hardwood. Tract offers great recreation / hunting and / or timberland investment.

Based on a cruise of merchantable timber conducted by Kingwood Forestry in November, 2022, estimated tree count and timber volumes are as follows:

White Oak Sawtimber: 499 Tons
